What Stood Out This Month

A wide range in home prices. Sales in August ranged from under $100,000 in Howell to $1.1 million in Northville. That spread is a good reminder that "the market" isn't a monolith. Pricing, demand, and competition can look very different from one town to the next, sometimes just a few miles apart.

Some homes are still selling over asking. 40% homes closed above their list price in August, including one in Northville that sold $121,000 over ask. That tells us that well-priced, well-presented homes in desirable areas are still generating real competition among buyers.

Most homes sold close to their list price. Whether a bit above or a bit below, most of August's sales landed within a reasonable range of what the home was listed for. That's a helpful signal for sellers thinking about how to price their own home, and for buyers wondering how much room they might have to negotiate.

What This Means If You're Selling

If homes in your area are selling at or above list price, it's often a sign of strong buyer demand and a good time to get a professional opinion on what your home could be worth. Pricing accurately from the start (rather than starting high and cutting later) tends to attract more serious interest.

What This Means If You're Buying

If you're watching a neighborhood where homes are consistently closing below asking, you may have more room to negotiate on price or terms. On the other hand, in areas where homes are closing above asking, it's worth being prepared to move quickly and put your best offer forward.
