If you are reading this, there is a good chance the house you once called your "three-to-five year home" has quietly become your eight-year home. The kids have outgrown their rooms, the dining table is doubling as two offices, and you may have caught yourself scrolling listings just above your budget after everyone is in bed. That is one of my favorite moves to help a family make, because the next house is usually the one you plan to stay in while the kids grow up.
Northville and Novi are where a lot of those families land, and for good reason. They sit right next to each other, share some of the strongest schools in Michigan, and offer everything from walkable streets near a historic downtown to gated estate communities and a neighborhood built around its own private lake. The catch is that the two cities are not interchangeable, and neither are the neighborhoods inside them, so I want to walk you through them the same way I would with my own clients.
The quick answer: For move-up buyers, the standout Northville neighborhoods include the historic streets around downtown Northville, Northville Hills Golf Club, Woodlands of Northville, Bella Vista, Cascades of Northville, and the new homes at The Downs. In Novi, the most sought-after options include Bellagio and Maybury Park Estates (both Novi addresses served by Northville Public Schools), Island Lake of Novi, and Bristol Corners North near Lakeshore Park. The biggest difference between the two is the feel of daily life. Northville centers on its historic downtown, while Novi trades that small-town core for convenience, amenities, and more variety in the types of neighborhoods you can choose from.
One detail that trips up a lot of buyers: Northville is really two places. The City of Northville covers the historic downtown and the streets around it, while Northville Township holds most of the larger subdivisions and estate communities. Taxes, services, and the overall vibe differ between the two, so it is worth knowing which one a home sits in before you fall in love with it.
The best Northville neighborhoods for move-up buyers
1. Downtown Northville and the historic city streets
If your idea of a perfect Saturday involves walking to coffee, letting the kids pick out a treat, and running into three people you know on Main Street, this is your spot. The homes around downtown carry real history and character, with front porches, mature trees, and sidewalks that actually get used. Lots tend to be smaller than in the township and many homes have been updated in stages over the years, so I always look closely at what has been done and what is still on the to-do list. Inventory here is tight, which means knowing what is coming before it hits the market matters more than usual.
Best for: families who want small-town walkability and a downtown that becomes part of their routine.
2. Northville Hills Golf Club
Built around a championship golf course designed by Arnold Palmer, Northville Hills sits off Six Mile Road between Sheldon and Beck in Northville Township. Homes here typically offer four to six bedrooms with custom interiors, and many back to golf course or wooded views. It is not gated, but it is a planned, HOA-managed community, so the streets stay consistently well kept. You do not need to golf to love it here, though the view from the back deck certainly helps.
Best for: families who want generous space, a resort-like setting, and a polished neighborhood that holds its value.
3. Woodlands of Northville
Tucked between Seven and Eight Mile Roads just west of Sheldon, Woodlands of Northville lives up to its name with mature landscaping and a quiet, wooded setting. What I like most about it for move-up families is that it feels private without feeling far away, since downtown Northville is just a short drive. The homes are larger and built with the kind of quality that makes them easy to grow into.
Best for: buyers who want privacy and trees without giving up an easy trip downtown.
4. Bella Vista
Bella Vista sits near Six Mile and Sheldon and is made up largely of four and five bedroom colonial and transitional homes, many with walkout lower levels. That combination checks a lot of boxes for growing families: everyone gets their own room, and the finished lower level becomes the playroom now and the teen hangout later. It has a quieter, residential feel with parks, schools, and shopping all close by.
Best for: families who need more bedrooms and a lower level that can evolve as the kids get older.
5. Cascades of Northville
For buyers at the upper end of their budget, Cascades of Northville is a gated enclave of estate homes off Six Mile Road, west of Haggerty. The setting is wooded with rolling terrain, and the lots and homes are larger than what you will find in most subdivisions nearby. It is a smaller, more private community overseen by an HOA, which is a big part of the appeal.
Best for: families who want an estate-level home, a gated entrance, and Northville schools.
6. The Downs (new construction near downtown)
The former Northville Downs racetrack is being transformed into The Downs, a 48-acre neighborhood just steps from downtown. Toll Brothers is building the for-sale homes on the southern portion of the site, a mix of single-family homes, townhomes, and carriage homes, with exteriors inspired by the cottages and bungalows that already give Northville its character. The plan also uncovers roughly 1,100 feet of the Rouge River that has been buried under the property, which will add a park-like feel when it is finished. Homes are being released in phases, so availability changes often.
Best for: buyers who want brand new construction and walkability to downtown in the same address.
The best Novi neighborhoods for move-up buyers
Here is something a lot of buyers do not realize until they start searching: a Novi address does not automatically mean Novi schools. Parts of Novi are zoned to Northville Public Schools, and others fall into Walled Lake or South Lyon. That is good news if you love Novi's convenience but have your heart set on Northville schools, and it is exactly why I verify the district for every single home before my clients get attached.
1. Bellagio
Bellagio is widely considered the most prestigious gated community in Novi, and it has a detail that makes it especially popular with move-up families: despite the Novi address, it is served by Northville Public Schools, including Thornton Creek Elementary and Northville High School. The homes sit on larger estate lots and the neighborhood is beautifully presented, with Novi's shopping and dining just minutes away. When a home comes up here, the right buyers usually already know about it.
Best for: families who want privacy, an estate-level home, and Northville schools with Novi convenience.
2. Maybury Park Estates
This private, gated community sits west of Beck Road near Eight Mile, right on the Novi and Northville border. Most families who choose it are drawn by the Northville schools, but the setting is a close second, with Maybury State Park and its trails practically next door. It feels tucked away while still being an easy drive to everything you need.
Best for: outdoorsy families who want a gated neighborhood, Northville schools, and a state park as their backyard playground.
3. Island Lake of Novi
Island Lake is a master-planned community in northwest Novi built around a 170-acre private lake where only electric motors are allowed, which keeps the water calm and clean. Residents have access to a private beach, a clubhouse, a fitness center, pools, tennis and pickleball courts, playgrounds, and miles of wooded trails, plus community events throughout the year. As a pickleball player myself, I will admit the courts caught my attention. The community includes everything from condos and townhomes to large waterfront homes, so there are several ways in, and most homes are served by Novi Community Schools.
Best for: families who want a lake-life summer every year without packing the car for Up North.
4. Bristol Corners North
Located near Twelve Mile Road and East Lake Drive, Bristol Corners North is an established, well-kept subdivision just steps from Lakeshore Park, Novi's largest park, with a sandy beach, walking paths, and mountain biking trails. Homes offer spacious layouts and some have wooded or water views. It is served by Novi Community Schools and has a settled, neighborly feel that a lot of families are looking for.

How to choose the right neighborhood for your family
Every neighborhood on this list is a great place to live, so the real question is which one fits the way your family actually lives. These are the questions I walk through with every move-up client before we tour a single home.
Which school district is this exact address in? In Novi especially, the district can change from one subdivision to the next. I confirm it for every home so you are never relying on a listing description or a guess.
What does a normal Tuesday look like for you? Think about the drive to work, school drop-off, practices, and where you grab dinner on a busy night. A neighborhood that saves you twenty minutes a day gives you back hours every month.
Is this the home you want to stay in until the kids graduate? If so, plan for the version of your family that exists five or ten years from now. That might mean a bedroom for each child, a guest suite for visiting grandparents, two real offices, or a lower level the teenagers can claim.
New construction or an established neighborhood? New construction gives you a fresh start and a home built your way, but it takes longer and mature trees are not part of the package. Established neighborhoods offer character and a settled community, sometimes with a few updates to plan for.
What does the HOA cover, and what does it ask of you? Amenity-rich communities like Island Lake and Northville Hills include a lot of lifestyle in the dues, while other neighborhoods keep things simple. Neither is better, but it should match how you want to live.
